Have your new home inspected by a qualified home inspector.  The best inspection is performed at three separate intervals, foundation, rough-in and completion.  A good home inspection will cost $300 to $500, but it can save you thousands!

Don’t make the mistake of thinking that a home inspection is unnecessary because you’re getting a home warranty. Home warranties expire, construction defects don’t!

Have a market analysis of the home and neighborhood by an independent third party.  Licensed Realtors or Appraisers are a great source! Otherwise you could be paying too much!

Be carefull when using the "Preferred Lender". Some builders require that you use a preferred lender to receive the "Sales Incentive Package'. Shop around for your mortgage anyway. Do your homework to make sure that the preferred lender is giving you a fair deal!

If you are planning to move in a few years be careful where and what you build. If there is a lot of "new construction" in your area you may find it difficult to sell your home. You may be competing with the builder when it comes time to sell. If supply exceeds demand, price must go down!

There is no such thing as a “free basement”. Enough said!

Beware of the “Model Home” effect. Builders spend thousands of dollars to make their models look fantastic!  Look past the “fluff” to see the real home.  Look at other homes constructed by your builder to see what your home will really look like! Try to see homes that are three to five years old to see how they have stood the test of time!

Don’t close until the house is completely finished and you are completely satisfied. Don’t forget, the builder gets paid at closing. Your voice is much louder before closing than after!

Builders factor real estate agents commissions into the price of every home. Whether you have an agent or not, the price is the same! Professional representation is “FREE” to the buyer! The builder pays the commission!

Don't expect the "Sales Person" to have your best interests in mind! The sales person in the model home works for the builder! You can have your own professional representation by hiring a Realtor! Granted, not all real estate agents are created equal. Find an experienced, licensed Realtor you can trust who will be with you through the entire process. A good agent can save you thousands of dollars and ensure you get the home of your dreams!
